29 Contracts Signed

Twenty-nine contracts were signed last week in Manhattan at $4 million and above, 2 more than the previous week. Condos clobbered co-ops, 22-3, with 4 townhouses in the mix.

The No. 1 contract was 15CD at 400 West 12th Street, asking $19.85 million; it was listed at the end of January. The condo has 4,116 square feet including 3 bedrooms, 3.5 bathrooms, a den, and media room. A living room and library span almost 60 feet overlooking the Hudson River. Amenities in the building known as Superior Ink include doormen, concierge, a garage, fitness center, a children’s playroom, a landscaped roof deck, storage, and a bike room. The seller paid $13,339,075 in February 2010.

The No. 2 contract was 35 at 111 West 57th Street, asking $17.25 million, reduced from $20.25 million when the developer started listing in June 2016. The condo has 4,492 square feet including 3 bedrooms and 3.5 bathrooms. The unit features a 36-foot great room with 14-foot ceilings overlooking Central Park. The 21-foot primary bedroom also overlooks Central Park. Forty out of 60-units in the building have closed so far, averaging $4,116/sq.ft. Amenities in the building include a concierge, fitness center, 82-foot pool, lounge, terrace, and a private dining room, plus a covered driveway entrance. This is the 7th time this year that a unit in the building has been the No. 1 or No. 2 deal in this report.
